Design & Engineering

Needs Assessment
It starts with a conversation. What do you need? Where do you need it? What’s going to help your business get to the next level? We’ll create a document that outlines your “Critical to Quality” elements. This keeps everyone on the same page, and you up to speed on every move throughout the project. These documents include:

Program of Requirements
This details all objectives for the project, including spaces, services (i.e. telephone, data, utilities, etc.), equipment, special finishes, furniture and spatial relationships.

Rough Order of Magnitude
The ROM is a preliminary budget that breaks down the financial aspect of the project.

Preliminary Schedule
It’s assurance your project is delivered on time, as promised.

Design Contract
We assign specific timelines and deliverables for all design services, so you know exactly what to expect and when.

Design Development
This is when your building concept really starts to take shape. The site is surveyed, designs are developed and the budget and schedule are finalized.

The process of designing can be broken down into three distinct phases.

Schematic Design
The “schematic design" phase begins with a survey of the site and discovery of all relevant federal, state and local codes and ordinances. Based on our findings, we’ll work with you to develop a set of simple diagrammatic documents including a site plan, floor plan, and roof plan.

Next we’ll review the schematic design with you and provide drawings, a project narrative and an updated ROM cost for review and approval.

Design Development
Here you get definitive plans and elevations, materials are selected an updated ROM is submitted for your approval

Construction Documents
As the final Design and Engineering phase, you’ll see comprehensive construction drawings and specifications which will be used to secure a building permit, develop the final cost of the work and ultimately serve as the basis the construction.

Permits and Approvals

Permit Acquisition

Permitting can have a tremendous impact on your project schedule. Permits must be obtained before we can start grading your site and sink the first nail.

With the right documents and planning, obtaining the necessary permits from federal, state and local regulatory agencies can be a breeze. Without these, you should expect additional costs and delays not in the original budget or timeline.

Permits typically fall into 1 of 4 categories:
1. Site Development: Demolition, grading, foundation, site drainage and water retention, site access, landscaping, site utilities, building location
2. Construction: Building permit, mechanical, electrical and plumbing (MEP) and special permits
3. Other Agency Approvals: Local jurisdictions, fire marshals, health departments, departments of education, departments of housing, departments of industrialized buildings, federal agencies, etc.
4. Licensing: General contractor license and business license

Final Pricing & Schedule
Once you’re satisfied with the design, we’ll give you with a breakdown of the final costs and timeline to completion of your building.

Site Development & Manufacturing

Site Development
If you plan to host a ground-breaking ceremony, now is the time. Your site will be prepped and ready when offsite construction is finished.

Site development is overseen by a project manager. He’s our construction expert in the field. The project manager coordinates the work, monitors costs and scheduling, and reviews the construction work performed by all subcontractors. He’ll also keep you up to speed with our progress.

Site development includes:
• Stake out the exact boundaries of the construction site
• Set up fences or boards
• Perform soil tests by an environmental engineer
• Clear vegetation
• Complete grading and excavating
• Install septic and infiltration systems, utilities, erosion protection and site drainage
• Locate existing site services such as water, electricity and gas
• Install foundation — full-height basement, crawlspace or slab on grade
• Additional improvements as needed

Final Designs
It’s time we sit down and review your final elevations, architectural details, floor plan and structural plans.

In-factory Prefabrication
While our onsite team prepares the foundation, the factory is already building the individual modules of your building.

Site Development & Manufacturing

Transportation, Installation, Site Restoration


Modules are weather-sealed and loaded onto trucks at the factory before they’re shipped to the site up to 90% complete.


Final module preparation is done at the site and the installation that follows is often completed over a weekend.

Completed modules are delivered to the site and installed on the foundation. Placement of the modules can take anywhere from a single day to several weeks, depending on the size and scope of your project.

The installation process includes:
• Wrapped modules are inspected and staged for placement
• Modules are crane set onto the foundation
• Pre-installed utilities are connected between the modules and to the site
• Exterior seaming is completed along matelines
• Final interior and exterior finishes are added

Site Completion

Your building is set on its foundation and interior and exterior trims are added. The site is cleared of debris and the remaining site work is completed.

This commonly consists of:
• Utility connections tested
• Final grading performed in preparation for curbing, flatwork, landscaping and drainage
• Flatwork added, including sidewalks, curbs and paving
• Landscaping completed

Commissioning & Occupancy

This is the final phase of our modular construction process. We’ll confirm that the building meets all of your ‘Critical to Quality’ criteria.

Key elements of commissioning are:
• Inspections by applicable code-enforcement officials to receive a “Certificate of Occupancy”
• Training for all personnel responsible for operating and maintaining the facility
• As-built drawing, O&M manuals, final reports, schedules and all other owner documents are provided
• Warranty period begins and the process for warranty and service claims is explained
• A tour of facility ensures you’re comfortable with the HVAC systems, the location of emergency equipment and exits, and other important features
